Sell This Fall or Wait Until Spring 2027?
It's one of the most common questions homeowners ask as summer ends: Should I put my home on the market this fall, or would I be better off waiting until spring?
There isn't one answer that fits every North County San Diego homeowner—and that's exactly why I wouldn't make this decision based solely on the calendar.
Selling this fall can have advantages. Many homeowners automatically think of spring as “selling season,” which can mean there is less competing inventory during the fall. Buyers who remain active later in the year can also be highly motivated because they're often moving for a specific reason rather than casually browsing.
A well-prepared property can stand out beautifully in that environment. If your home is ready, your personal timeline makes sense and there aren't many competing properties in your neighborhood, there may be very little reason to wait simply because spring traditionally gets more real-estate attention.
On the other hand, spring may make more sense if your home needs meaningful preparation. If you need several months to paint, landscape, make repairs, declutter or complete an important project, rushing to market can be counterproductive. Those extra months may allow you to present the property significantly better.
Market conditions matter too. Mortgage rates have been volatile, and the average Mortgage News Daily 30-year fixed rate reached 6.87% on August 31. Higher borrowing costs can affect buyer purchasing power, making accurate pricing particularly important.
But trying to predict exactly where mortgage rates or home prices will be next spring is difficult. Waiting six months solely because you expect rates to fall—or selling immediately solely because you're afraid they'll rise—turns a major financial decision into a market-timing bet.
Instead, I would look at four things: your goals, your home's readiness, your neighborhood's current inventory and your likely competition.
A homeowner in San Marcos with three competing homes for sale may have a completely different answer than a homeowner in Carlsbad with no comparable properties currently available. Even within the same city, different neighborhoods and price ranges can behave very differently.
If you're considering a move, one of the most useful things you can do before deciding is look at the numbers without committing to anything. What have comparable homes actually sold for? How long did they take to sell? What's currently on the market? What condition are those homes in? And where would your property realistically fit?
Sometimes the answer will be, “You're in a great position to sell this fall.”
Sometimes it will be, “You'd benefit from using the next few months to prepare.”
Both can be good answers.
The goal isn't to perfectly time the market. It's to choose the timing that puts you and your property in the strongest position.
If you're debating whether to sell this fall or wait until spring, you don't have to make that decision based on headlines or guesses about where the market might go.
