What North County San Diego Buyers and Sellers Should Know
Mortgage rates have been moving again, and that volatility is affecting the way buyers and sellers approach the North County San Diego real-estate market. The important thing to understand is that mortgage rates do not move in a straight line. They can change from one day to the next as bond markets react to inflation, economic reports, Federal Reserve expectations, government borrowing, and other financial news.
As August comes to a close, that movement has been especially noticeable. Mortgage News Daily's average 30-year fixed rate moved from 6.74% on August 25 to 6.81% on August 28 and reached 6.87% on August 31. Freddie Mac's weekly survey measured the 30-year fixed rate at 6.66% for the week ending August 27. The numbers differ because the organizations use different methodologies, but both illustrate why buyers shouldn't assume that the rate they saw a few weeks ago is necessarily the rate available today.
For buyers in North County San Diego, even a relatively small change in interest rates can affect purchasing power because our home prices are higher than the national average. That doesn't necessarily mean buyers should rush into a purchase because rates are rising, nor does it mean they should sit on the sidelines waiting for a perfect rate that may or may not arrive. A better strategy is to understand what payment is comfortable, stay closely connected with a lender, and evaluate the entire transaction rather than focusing solely on the headline mortgage rate.
Higher rates can sometimes create opportunities elsewhere in the negotiation. Depending on the property and market conditions, buyers may have more room to ask for repairs, seller credits, closing-cost assistance, or a contribution toward an interest-rate buydown. A house that received multiple offers immediately in a faster market may now require a much more thoughtful pricing and negotiation strategy.
For sellers, affordability is becoming an increasingly important part of pricing. Today's buyer is often shopping by monthly payment as much as purchase price. If a home is priced aggressively above comparable sales, buyers may simply move on rather than stretching their budgets. That makes accurate pricing, good presentation, and understanding the competition especially important.
It is also worth remembering that the advertised mortgage rate isn't necessarily your mortgage rate. Rates vary based on credit score, down payment, loan amount, property type, occupancy, loan program, points, lender and lock period. Buyers should compare actual loan scenarios rather than making a decision based on a national headline.
One phrase I would be cautious about is, “You can always refinance later.” Refinancing may absolutely become an option if rates decline, but nobody can guarantee when that will happen or what a borrower's circumstances will be at that time. A home purchase should make reasonable financial sense based on today's numbers without requiring a future refinance to make it affordable.
The current environment calls for more strategy, not panic. For buyers, that means knowing your payment and negotiating intelligently. For sellers, it means understanding what buyers can realistically afford and pricing accordingly. In a volatile market, good information becomes even more valuable.
In a market like this, the goal isn't to predict every move in interest rates—it's to understand your options and make decisions based on your own numbers and goals.
